General Dynamics SATOCM Technologies located in Richardson, TX has a position available for a Facilities/Maintenance Specialist that reports to the Director of Operations. Primarily, this is a very hands-on position requiring experience performing maintenance and repair of the facilities equpment and other related facilities management activities. This individual will be performing planning, directing and coordinating activities concerned with the operation, repair, maintenance and construction of facilities, equipment, buildings and grounds. The current facility is approximately 70,000 square feet. This facility is a mixed-use facility housing approximately 250 engineering, test, production and other employees and contractors. This position requires 3 to 5 years of experience as a Facilities Superintendent or in a closely related role.
Specific duties and tasks involved in this position include: •Plans design and development of plant facilities. • Coordinates/oversees any remodeling or construction projects. • Prepares and maintains an annual budget for building use and facility maintenance. Reviews invoices for accuracy and costs. • Coordinates with Quality Assurance to formulate operating rules, regulations and procedures that meet Environmental Health and Safety regulations. • Inspects plant facilities and/or reviews inspection reports to determine repairs, replacement, or improvements required to meet General Dynamics, city and OSHA requirements. • Purchases building and maintenance supplies, machinery, equipment and furniture. • Works with management to identify space requirements and negotiates for acquisition of property for development or lease of buildings and facilities. • Performs and/or contracts out when appropriate, the routine maintenance activities for the facility, including but not limited to: air conditioning, plumbing and electrical systems, carpentry and painting. Duties include changing lights throughout the facility, electrical wiring additions, emergency plumbing repairs, painting of walls, minor construction, etc. • Supports lab activities which require temporary or permanent, program-driven modifications to the facilities. • Plans personnel relocations and defines and procures office furniture and building modifications. • Manages the various building subcontractors, including the janitorial, air conditioning, First Aid supplier, coffee/beverage suppliers, pest control and building security system. • Manages temporary, off-site storage facilities. • Assists with mechanical and electrical assembly of special test fixtures for production testing. • Able to perform site electrical installations, requiring limited travel. • Other duties as assigned.
Knowledge, skills and abilities need for this position include: • Ability to read, write and utilize architectural drawings. • Must be able to utilize basic hand tools including hammer, screwdrivers, levels, pliers, etc. • Ability to manage multiple projects simultaneously. • Ability to forecast and manage budgets. • Ability to negotiate and manage subcontracts with the support of Purchasing. • Strong electrical/mechanical aptitude to perform routine maintenance of electrical and plumbing systems. • Ability to act independently and possess solid analytical and planning skills. • Strong verbal and written communication skills required. • Good computer skills required, including Microsoft Excel, Word and Outlook.
The majority of the work will take place in air-conditioned facilities. Some duties may require working outside for a short period of time. You must be able to use a ladder for accessing certain pieces of equipment or fixtures and for obtaining access to the roof. You must have the ability to climb, stoop, kneel, crouch and crawl.
This position requires a High School diploma or equivalent. Some college is preferred. 3-5 years’ of experience in a closely-related role is required. Trade school certifications are a plus. A Journeyman Electrician’s License or equivalent is preferred.
